How to protect yourself on a remodel
Most remodeling problems come down to paperwork, not craftsmanship. A clear contract, a sensible payment schedule, and a quick license check prevent a lot of disputes before the first wall comes down.
Verify before you sign
Georgia generally requires a state residential contractor license for residential jobs above a set dollar amount (currently $2,500 under state law). Look the company up on the Secretary of State's license verification site and ask for current liability and workers' comp certificates.
Put it all in writing
A good contract spells out scope, materials, allowances, timeline, permits, and warranty. Tie payments to completed milestones instead of handing over a large deposit, and keep final payment until the punch list is done and inspections have passed.
Document every change
Agree on any change to scope or price in a signed change order before the work happens. Ask for lien waivers with each payment so a subcontractor or supplier who goes unpaid can't later file a lien against your home.

Yes. There's no cost to you to request help. Remodeling contractors in our network pay for referrals. You only pay the company you hire, and you're never obligated to hire anyone.
Are you a remodeling contractor?
No. We're an independent referral service. We pass your request to an independent, licensed and insured remodeling contractor serving your area, and they contact you directly. Any estimate, contract, and work is between you and that company.
How fast will someone contact me?
Usually within a business day or two for planned projects, and as soon as possible if you need damage repaired now. In the meantime, write down your goals, budget range, and timeline, and gather photos and measurements.
Does Georgia license remodeling contractors?
Yes. Georgia's State Licensing Board for Residential and General Contractors issues Residential Basic and Residential Light Commercial licenses. Under state law, a license is generally required for residential work above a dollar threshold (currently $2,500). Electrical, plumbing, and HVAC trades are licensed separately. You can verify a license on the Georgia Secretary of State's website.
How much should I pay upfront?
